Overview

Many homes belong to a homeowners or condominium association with recurring fees that fund shared maintenance and reserves, plus rules set out in governing documents. What fees cover and what obligations apply vary by association. This guide explains what to review before and during ownership. It makes no affordability or value claims.

Fee structures

Regular fees typically fund shared expenses — common-area maintenance, shared services, insurance for common elements, and contributions to reserves. What is and is not included varies by association.

Reserve funds

Associations set aside reserves for major future repairs (roofs, elevators, paving). A reserve study estimates those needs. Underfunded reserves raise the chance of a special assessment later.

Special assessments

When reserves fall short of a major expense, an association may levy a one-time special assessment. These can arise at various times — reviewing the budget and reserve study helps you anticipate the possibility.

Governing documents

CC&Rs, bylaws, and rules define fees, obligations, and restrictions. Read them before buying and refer back to them as an owner — they are the authoritative source for that association.
